Aquiring the Darkwood Bordello?

I looked through the posts and couldn't find any info on this, so if it's already been asked, I'm sorry for bringing it up again.

Anyway, so far, this is what I have done:
I dressed as a woman complete with a red wig and slept with the proprietor, and I have gotten him drunk. Both attempts gave me the same info "They'll never suspect that I hid it in the old tree by the lake." So I began searching.

I am not sure what I am missing. I searched the area around the bordello, Darkwood Lake, Witchwood Lake, and Greatwood Lake for hours, and I just can't find anything that I can interact with. I shot at things that looked odd, I ran around the bases of the trees, I randomly hit tab near trees, I fished every fishing spot in these areas, and nothing.

I also purchased the services of every lady in the bordello, including the old one behind it, hoping for more info but to no avail. I spoke to the Madame over and over too, but I couldn't get any info out of her. None of the guards told me anything, and neither did the barkeep or patrons. I checked the love statues a few times and then headed off to Fisher Creek. Nothing. I am basically driving my self crazy looking for the papers of ownership.

I own almost every other building in the world... I want this one, too, dang it!

Anyone know what to do with this one?

I believe it's the first tree when you enter the Darkwood Bordello region. When you first enter, turn to your left. You should get the "Dig" icon when you stand next to the tree.
