Vampire: TM - Redemption. I looked through all the walkthoughs and found nothing. Where do I get the invitation to Orsi's factory?

Once you get the painting from Lilly's sire (Alexia?), then procide to the factory and goons will think you are the delivery team.
In case you dont know Alexia's door is near the New Moon door between that and the cab on the main building in the ceter of the map.

Not exactly, you need to take it with you to Orsi's factory, without the painting you won't get the dialogue that triggers your entrance to it.
