wont sell me a house

I've searched the forums, and found alot of information on houses cost, who to buy them from and upgrades etc.

What I haven't found is what it takes to get them to sell to you. When I ask about buying a house, all I ever get is "when we are better friends".

Even if I get their disposition maxed out, same thing. Do you need to have a lot of reknown to get some of these?

All of them require disposition to be above a certain number. If your personality is low, the max you can bribe or persuade them still might not be high enough, in which case you'll need to A) buff your personality with a potion, spell or scroll and them persuade them some more or B) buff their disposition directly with a charm spell or scroll.

Also, I think some of them do require your fame to be above a certain number, but I don't know which ones or how high it has to be.

if their disposition is maxed then it also helps to bribe them.
for some reason this makes their disposition even higher than the max.
