I did find out later. It's after either marrying or refusing to marry Lady Grey. Opens up whichever choice you make. Can also get a great sword from the chest in Lady Greys bedroom in Bowerstone Manor even without marrying her. Also in Bowerstone North. (Just so other people will know when they check this thread)
